Middle Housing changes for Bellevue

Bellevue may go far beyond the requirement in HB 1110 and 1337

HB 1110 requires that Bellevue make rules to allow 4-6 units on each single family lot in Bellevue 

HB 1337 allows each lot to have up to two ADUs (which count toward that total) 

On February 24th, Bellevue planners released a draft that would allow:

4 middle housing units + 2 ADUs = 6 housing units

6 middle housing units + 2 ADUs = 8

9 middle housing units + 2 ADUs = 11

Other differences:

No exceptions for Critical Areas/Shoreline, though these could reduce building size

Bonus FAR for multifamily and reduced FAR for SFH 

Setbacks,  impermeable %, and lot coverage adjustments

Co-housing/boarding houses in much of the city 

Possibly 8-10 units near neighborhood centers, tbd

ADUs are allowed to be 1200 square feet in the draft, but it looks like that will be increased to allow three-bedroom houses to count as ADUs.
